Parking Lot MAINTENANCE

  Cracks :      

The filling of cracks with a hot poured rubberized sealing compound allows for a substantial savings in maintenance costs. Without the proper care for cracks, your once durable pavement surface will have its life expectancy decreased dramatically!

Cracks in asphalt pavement, if not sealed properly, will allow water to penetrate the pavement base causing it to lose its structural integrity. As the structural capacity decreases, wheel loads cause excessive deflection of the pavement and alligator cracks occur. This cracking effect will continue to grow if not repaired. Eventually a cracked pieces of asphalt will dislodge and pot holes will form.

     SEALCOATING:

Sealcoating is an economical way to improve the appearance of your property while maintaining your pavement investment. Sealing allows for easier upkeep of your parking area.

New pavement should be sealed as soon as it has fully cured which is approximately 90 days. Asphalt pavements that are not sealed are constantly exposed to destructive elements that can cause expensive damage and shorten the life of your pavement.

Asphalt pavement deterioration is primarily caused by weathering, oxidation, and the destructive softening effects of gasoline, oils, and de-icers. Unprotected pavements lose flexibility, aggregate ravels from the surface and the pavement becomes rough. The surface becomes brittle, cracks develop, water penetrates the cracks and damage occurs.

     STRIPING:   

Parking Lot Striping helps the flow of traffic on a parking lot. After sealcoating a parking lot we will re-stripe the lot using the existing layout. A new parking line layout is also an option to improve the flow of traffic or to add additional spaces and handicap stalls.

We also paint bumpers and curbings and are equipped to provide specialized markings such as letters and numbers.
